Florida Homeowners Insurance Guides
These guides explain the parts of Florida homeowners insurance that confuse people most: the inspections insurers ask for, the rules about roofs, hurricane deductibles, Citizens and flood. Each one starts with a short answer, shows a worked example where numbers help, and links the Florida statute, state agency or federal program that every fact comes from, so you can check it yourself.
The guides
| Wind mitigation inspection | What state form OIR-B1-1802 checks, who can sign it, how long it is valid, and the April 2026 version |
|---|---|
| 4-point inspection | The four systems an insurer asks about, who can do it, the usual cost range the state publishes, and how long a report stays current |
| Roof age and home insurance | Florida's 15-year roof rule, the inspection that shows 5 years of useful life, how roof age is counted, roof deductibles and replacement cost versus actual cash value |
| Hurricane deductibles | How the 2, 5 and 10 percent options work in dollars, the calendar-year rule with two worked examples, and what counts as a hurricane |
| Citizens Property Insurance | Who qualifies, the 20 percent rule with a worked example, takeout (depopulation) offers and what to do when one arrives |
| Flood insurance in Florida | NFIP versus private flood, FEMA flood zones, the 30-day wait and Citizens' flood-coverage dates |
| Home insurance non-renewal | The notice periods in s. 627.4133, what happens when notice is late, a 7-day action plan, Citizens eligibility and the state helpline |
| Flood insurance outside a high-risk zone (Zone X) | What FEMA Zone X means, Broward County's maps effective July 31, 2024, how to look up an address on FEMA's Flood Map Service Center and the 30-day wait |
| Water damage and home insurance | Sudden versus long-term leaks as typical policy language, flood and sewer backup, and the Florida rules on claim notice, response times and cancellation |
| Buying a home: insurance checklist | The binder and closing, 4-point and wind mitigation reports, the flood zone lookup, elevation certificate, Citizens eligibility and roof age |
How these guides are written
- Every fact has a primary source. Laws come from the Florida Statutes on the Legislature's site, forms and rules from the Office of Insurance Regulation, consumer guidance from the Florida Department of Financial Services, and, where a guide covers them, Citizens' rules from Citizens and the statute and flood rules from FEMA and FloodSmart. The source is linked next to the fact and listed at the end of each guide.
- If we could not verify it, we left it out. That is why you will not find a price range for wind mitigation inspections or a single age at which every insurer asks for a 4-point inspection: we found no official source for either.
- Dated. Each guide says when its facts were last checked. Rules change, and so do forms, so a guide is a starting point and not a substitute for your policy.
- No promises about price. Discounts and premiums depend on the insurance company, your home and your policy. We do not promise savings.
