Home insurance in Hialeah: the paperwork that decides your options

Insurers can and do write older homes, but they want proof of condition. These are the items that most often decide your options:

Renting in Hialeah: renters and landlord insurance

Whether you rent or own, two policies matter:

Citizens and non-renewals

Citizens, the state's insurer of last resort, shrank from about 1.41 million policies in October 2023 to 278,662 in June 2026 through takeouts by private insurers (Florida Trend / News Service of Florida).

Under s. 627.351(6), a primary residence generally is not eligible for Citizens when a private insurer offers comparable coverage at a premium that is not more than 20% above Citizens' premium. Citizens also requires flood coverage on its personal residential policies: already for homes in FEMA's special flood hazard areas and for higher-value homes, and for all other homes (condo unit-owner policies excepted) from January 1, 2027 (Fla. Stat.). We can compare a takeout offer or a non-renewal against other options before your deadline.

Flood insurance in Hialeah

Homeowners policies exclude flood. Hialeah sits in a flat, low-lying part of Miami-Dade, and the City says that when intense rain falls in the rainy season, stormwater may have nowhere to drain. The City's Class 7 rating gives NFIP policies a 15% discount; FEMA notes that a policy can be left out of the discount when a structure does not meet local floodplain rules.

Look up your address on FEMA's Map Service Center (msc.fema.gov), or ask us. Because the City holds elevation certificates only for buildings from 1995 on, an older home may need a new one. Flood insurance in Florida

Hurricane deductibles

Florida policies usually carry a separate hurricane deductible, chosen from the options insurers must offer: $500, 2%, 5% or 10% of the dwelling limit, with conditions that depend on the dwelling limit (s. 627.701, Fla. Stat.). Illustration: 2% of a $300,000 dwelling limit is $6,000. A higher percentage lowers the premium but raises what you would pay after a storm, so we show you both numbers.

Hialeah insurance questions

My house is older. Will I need a 4-point inspection?

Probably. Most insurers ask for one on older homes, though each company sets its own age rule. If something fails, such as an outdated electrical panel, we will tell you what usually needs updating and which companies may still quote.

I have an addition that was built without a permit. Can I still get insurance?

Talk to us before you apply. Unpermitted work can affect eligibility and claims. Sometimes the fix is getting the work permitted or inspected. We will explain the options plainly.

I rent my home. Does my landlord's insurance cover my things?

No. A landlord's policy covers the building. Renters insurance covers your belongings and your liability, usually for a modest premium.

I got a Citizens takeout letter. Do I have to accept?

It depends on the offer and Citizens' eligibility rules, including the 20% rule. Bring the letter and your declarations page and we will compare it with other options before the deadline.

Is Hialeah a flood risk?

The City describes Hialeah as flat and low-lying, with canals and groundwater that are often high in the rainy season, so local flooding can happen with intense rain. Check your zone by address and ask us about flood coverage.
