Condos and townhomes in Doral: two policies that have to fit

With a median build year of 2006, Doral is a young market, and most of it sits inside an association. Your HO-6 (condo) or townhome policy and the association's master policy divide the risk between them:

Renting and landlords

Renters occupy 54% of Doral's homes, so these two policies come up constantly:

Homeowners and condo policies exclude flood, and in Doral the usual cause is rain rather than the ocean. Four things to know:

  1. Rainy-season flooding is the City's own warning. The City says downpours can saturate the ground and overload the stormwater system, which may flood streets or private property for a time.
  2. Outside the high-risk zone is not outside the risk. The City notes that more than 25% of flood insurance claims are for structures outside the 100-year floodplain.
  3. The City's discount. Class 6 means 20% off in the Special Flood Hazard Area and, per the City, 10% for standard policies outside it. FEMA can leave a policy out of the discount when a structure does not meet local floodplain rules.
  4. Condo buyers should ask. Ask whether the association's master policy includes flood coverage and what it pays, then decide whether your unit needs its own policy. NFIP coverage goes up to $250,000 for a home's structure and $100,000 for contents, usually after a 30-day wait (FloodSmart), and private policies can offer higher limits. Flood insurance in Florida

Wind, building-code credits and deductibles

Doral's buildings were permitted under modern codes, which the state's wind-mitigation form rewards when you can document it. The form (OIR-B1-1802, new version from April 1, 2026) asks which Florida Building Code was in force at permit application. For a home built in 2002 or 2003, it asks for a permit application dated after March 1, 2002, and for a home built in 2007 or 2008, after December 8, 2006. Opening protection and roof attachment are recorded on the same form, which is valid for up to five years if nothing material changes (Florida OIR). How much a credit lowers a premium is each insurance company's decision.

Hurricane deductibles are a percentage of the dwelling limit, chosen from the options your insurer must offer ($500, 2%, 5% or 10%, with conditions that depend on the dwelling limit), under s. 627.701, Fla. Stat. Illustration: on a $400,000 dwelling limit, 2% is $8,000 and 5% is $20,000. On an HO-6 policy the percentage usually applies to the unit's interior coverage, so the dollar amounts are smaller, but the choice works the same way.

Doral insurance questions

My Doral condo is rented out. Which policy do I need?

An owner who rents out a unit usually needs a landlord policy rather than a standard condo policy, and the tenant needs a renters policy for belongings and liability. The association's leasing rules also apply. Tell us how the unit is rented and we will explain the options.

My building is not in a flood zone. Do I still need flood insurance?

It is usually not required there, but the City says downpours can flood streets and private property, and more than 25% of flood insurance claims are for structures outside the 100-year floodplain. Ask whether the association's policy covers flood, then decide about your own.

What does Doral's Class 6 rating mean for my flood premium?

On FEMA's list effective October 1, 2026, Doral is Class 6. The City says that means a 20% discount for policies in the Special Flood Hazard Area and 10% for standard policies outside it. Private flood policies are priced separately, so we compare both.

My condo was built in 2008. What does the wind-mitigation form need?

The inspector records which building code was in force at permit application. For a home built in 2007 or 2008, the form asks for a permit application dated after December 8, 2006. Your association or the City's permit records can show the date.

Do you insure businesses near the airport?

We compare general liability, commercial property, workers' compensation and commercial auto and trucking for shops, warehouses and offices. Tell us what the business does and we will ask for the details each company needs.
