Home, Flood & Landlord Insurance in Davie, FL
Best One Insurance is an independent insurance agency based in Pembroke Pines. We help Davie homeowners, landlords and renters compare coverage from several insurance companies, by phone and online. Davie is a central Broward town that promotes its rural, equestrian character, with canals dug to drain the Everglades and four separate drainage districts, and 14% of its homes are mobile homes, so the lot, the district and the type of home matter as much as the street address. | Flood insurance discount | Community Rating System Class 7: 15% off for policies in a Special Flood Hazard Area and 5% off outside one. The Town has been in the program since 1992 and counts more than 19,400 flood policies (Town of Davie, archived March 2025; FEMA CRS list, October 1, 2026) |
| Flood zone lookup | The Engineering division gives flood zone (FIRM) determinations by phone at 954-797-1041, and the Building Department (954-797-1111) can say whether an elevation certificate is on file for your property (Town of Davie, archived March 2025). Broward County's new FEMA flood maps took effect on July 31, 2024 (Broward County, archived January 2026) |
| Drainage districts | Four districts maintain Davie's canals: the Central Broward Water Control District, the South Broward Drainage District, the South Florida Water Management District and the Tindall Hammock Drainage District (Town of Davie, archived March 2025) |
| Rebuilding rule | A repair or improvement costing 50% or more of a structure's market value must bring it up to the base flood elevation, and inside the Central Broward Water Control District the lowest floor must also be 18 inches above the crown of the road (Town of Davie, archived March 2025) |
| Repetitive loss | The Town runs annual outreach to repetitive-loss and flood-zone properties and has completed a repetitive loss area analysis; its stormwater master plan has more than $22 million allocated (Town of Davie 2024 Local Mitigation Strategy report, archived September 2025) |
| Storm history | In Hurricane Irma in 2017, WeatherBug stations in Davie recorded gusts of 74 and 77 mph, in a county where gusts were mostly 80 to 100 mph (NWS Miami) |
Rural Davie and the rest of Davie
The Town describes itself by its rural atmosphere, its western-themed district, more than 165 miles of trails and the chance to live an equestrian lifestyle (Town of Davie, archived August 2026). Its hurricane outreach even includes registering for a "horse release program." That mix shows up in insurance. A house on an acre lot with a barn, a fence line and a canal behind it is a different risk from a townhouse on a small lot, and it needs different questions:
- Outbuildings and fences. Barns, sheds, riding rings and long fences are often covered under separate limits, and some companies treat farm use differently from residential use. Tell us what is on the lot before you apply.
- Animals and liability. A homeowner's policy is not a farm policy. If you board horses or let others ride on your property, ask us how your liability coverage treats it.
The home you actually own
Detached and attached houses are about half of Davie's units, mobile homes are 14% and the rest are in multifamily buildings. The median home was built in 1989, so most houses are on their second roof, and about one unit in four is newer than 2000.
- Mobile and manufactured homes. Davie has 5,730 mobile-home units. Eligibility, tie-down and age rules vary by insurance company, so call us with the year, make and anchoring details and we will see who will quote it.
- Houses. Insurers count roof age from the last full replacement. Florida law says an insurer may not refuse to write or renew a homeowner's policy solely because of the age of a roof under 15 years old, and an inspection showing five or more years of useful life protects an older roof the same way (s. 627.7011(5), Fla. Stat.).
- The wind-mitigation form. The state's form (OIR-B1-1802, new version from April 1, 2026) records roof shape, roof-to-wall attachment, opening protection and the building code in force at permit. A home permitted after the 1994 South Florida Building Code can answer the code question simply, and each company decides what a documented feature is worth (Florida OIR).
- Homes from before 1980. Nearly three in ten units are that old. Insurers usually look hard at the roof, electrical, plumbing and air conditioning, and many ask for a 4-point inspection. That is each company's rule, not a state law.
Landlords and renters in Davie
A third of Davie's occupied homes are rented, and the Town promotes the South Florida Educational Center within its limits. An owner who rents out a house, a unit or a room needs landlord insurance, because a standard homeowners policy is written for an owner who lives there. A tenant needs renters insurance for belongings and liability, which the landlord's policy does not provide.
Flood insurance in Davie
Homeowners policies exclude flood. Davie's own pages shape four points:
- Canals built to drain the Everglades. The Town says its canals were originally dug to drain the Everglades and are maintained by four districts. When days of rain overwhelm them, water backs up into low yards. Which district serves your lot also decides who you call.
- A rule in the Central Broward district. Inside the Central Broward Water Control District, a building's lowest floor must be 18 inches above the crown of the road. If you are adding to a house, this rule and the 50% rule can both apply.
- A discount in two sizes. Class 7 means 15% off NFIP policies in a Special Flood Hazard Area and 5% off outside one. The Town puts the typical saving at $55 per policy across more than 19,400 policies (Town of Davie, archived March 2025). The discount reduces a premium; it does not set it.
- Limits and timing. NFIP coverage goes up to $250,000 for a home's structure and $100,000 for contents and usually starts after a 30-day wait (FloodSmart). The April 12, 2023 flood in Fort Lauderdale caused at least $28 million in damage and displaced entire neighborhoods for as much as a week (NWS Miami 2023 summary). Private flood policies can offer higher limits, and we compare both. Flood insurance in Florida
Wind and the hurricane deductible
Davie's recorded Irma gusts of 74 and 77 mph were lower than the 80-to-100 mph gusts typical across Broward. Roofs, screens and fences on open acreage still take the load. The hurricane deductible is a percentage of the dwelling limit, chosen from the options your insurer must offer ($500, 2%, 5% or 10%, with conditions that depend on the dwelling limit), under s. 627.701, Fla. Stat. Illustration: on a $550,000 dwelling limit, 2% is $11,000 and 5% is $27,500. A higher percentage lowers the premium and raises what you pay after a storm, so we show you both numbers.

- Auto: Florida requires $10,000 of Personal Injury Protection and $10,000 of Property Damage Liability (Florida DHSMV). We compare several auto insurers and go through the coverages above that minimum. Auto insurance

Davie insurance questions
Which drainage district is my Davie property in?
Four districts serve the town: the Central Broward Water Control District, the South Broward Drainage District, the South Florida Water Management District and the Tindall Hammock Drainage District. The Town's engineering division (954-797-1041) can tell you which applies to your lot.
I own a mobile home in Davie. Can you quote it?
Possibly. Eligibility depends on the insurance company and on the home's age, make, size and anchoring. Call us with those details and we will tell you who is willing to quote it.
Does homeowners insurance cover my barn and fences?
Usually in part. Outbuildings and fences often sit under limits smaller than the house's, and farm use can change the picture. Read the policy and list what you want covered when you apply.
Is the 15% flood discount automatic?
It applies to NFIP policies in a Special Flood Hazard Area, and 5% applies outside one. Your premium also depends on your elevation, zone and building, so ask us for the numbers on your address.
I rent out a room in my Davie house. Do I need landlord insurance??
A homeowners policy is written for an owner-occupant, and renting a room or a unit can change that. Tell us how many tenants, for how long and under what lease, and we will go through the options.
