Home, Flood & Renters Insurance in Plantation, FL
Best One Insurance is an independent insurance agency based in Pembroke Pines. We help Plantation homeowners, condo owners and renters compare coverage from several insurance companies, by phone and online. Plantation was laid out as a planned city in the 1930s and incorporated in 1953, and two in three of its homes were built before 1990, so the roof, the permit trail and the drainage district behind your street come up in most quotes. Plantation at a glance for insurance
| County | Broward (Plantation is its own city, just west of Fort Lauderdale) |
|---|---|
| Size | 96,293 residents on 21.8 square miles in the American Community Survey 2020-2024 5-year estimate, with a median owner-occupied home value of $483,500 (Census Reporter; population table) |
| Age and type of housing | Median year built 1984: 40% of units were built before 1980 and 67% before 1990, while 14% date from 2000 or later. 45% of units are detached houses, 10% are attached and 37% are in buildings with five or more units. 64% of occupied homes are owner-occupied and 36% are rented (year built; units in structure; tenure) |
| A planned city | Founder Frederick Peters bought 10,000 acres in 1931 and hired an architect for a master plan with minimum lot sizes, separate commercial, industrial and residential zones and an ordinance against neighboring homes looking alike. The city was incorporated on April 30, 1953 (City of Plantation) |
| Building-code wind zone | High-Velocity Hurricane Zone, which the Florida Building Code defines as Broward and Miami-Dade counties (2023 Florida Building Code, Chapter 2). The City's permit forms include Broward's High-Velocity Hurricane Zone Uniform Permit Application, a retrofit window and door schedule and a wind load chart (City of Plantation) |
| Flood insurance discount | Community Rating System Class 7: a 15% discount for policies in Special Flood Hazard Areas, current rating effective October 1, 2020 (City of Plantation; FEMA CRS list, October 1, 2026) |
| Flooding sources | The City says about 10% of its land is in a flood zone and that every property, whatever its zone, is subject to flooding. Its main drainage features are the South Florida Water Management District's North New River, C-12 and C-42 canals and the Old Plantation Water Control District canal system (City of Plantation) |
| Flood zone lookup | Broward County's flood map, or the City's Engineering Department at 954-797-2282 for a map determination letter. New construction and repairs to substantially damaged buildings in a flood zone need two elevation certificates, one during construction and one at final (City of Plantation) |
| Roof permits | Re-roofs, shutters and windows and doors on single-family homes can use same-day permit service, submitted electronically on Wednesdays between 6 and 9 a.m., with a limit of five submittals per applicant (City of Plantation). Roofing, windows and doors still need a permit under the state's small-job permit exemption (City of Plantation) |
| Storm history | In Hurricane Irma in 2017, gusts in most of Broward County were in the 80 to 100 mph range, and rainfall was mainly 6 to 10 inches across South Florida (NWS Miami). On April 12, 2023, more than 26 inches of rain fell at Fort Lauderdale/Hollywood International Airport, about 20 inches of it in six hours (NWS Miami) |
A planned city of older homes: what insurers ask
A city that was platted in the 1930s and filled in over the next fifty years has houses from many eras. In Plantation about one home in six dates from before 1970, and half from the 1970s and 1980s. For an insurer, that is a stack of questions about what has been replaced:
- Roof first. Insurers count roof age from the last full replacement. Florida law says an insurer may not refuse to write or renew a homeowner's policy solely because of the age of a roof under 15 years old, and an inspection showing five or more years of useful life protects an older roof the same way (s. 627.7011(5), Fla. Stat.).
- The permit is the proof. The City's building-safety pages show that roofing, windows and doors need permits even under the small-job exemption. A roof or window job done without a permit leaves no record for an insurer to rely on.
- Retrofitted openings. The City's retrofit window and door schedule is the form that documents new impact windows and doors on an existing home. The state's wind-mitigation form (OIR-B1-1802, new version from April 1, 2026) records them, along with roof shape and roof-to-wall attachment, and each company decides what a documented feature is worth (Florida OIR).
- Wiring, plumbing and air conditioning. Many insurers ask for a 4-point inspection on homes of this age. That is each company's rule, not a state law.
Plantation Acres, horses and large lots
Plantation is also an equestrian city. The City runs an 85-acre equestrian center with two stables and 96 stalls (City of Plantation), and the Plantation Acres Improvement District is named on the City's permit submittal checklist among the drainage authorities that must approve plans. Larger lots bring their own insurance questions: separate limits for barns, sheds and fencing, the liability of boarding or lending a horse, and a drainage district that may not be the one next door.
Condos, townhomes and renting
More than a third of Plantation's units are in buildings with five or more units, and 36% of occupied homes are rented.
- Condo and townhome owners. The association's policy covers the building as its documents describe, and your condo (HO-6) or townhome policy covers the rest: interior finishes, belongings, liability and loss assessment. Condo insurance
- Renters. Renters insurance covers your belongings and your liability, while the landlord's policy covers the building.
- Landlords. An owner who rents out a house or unit needs landlord insurance.
Flood insurance in Plantation
Homeowners policies exclude flood. In Plantation:
- No zone is a safe zone. The City says all properties, regardless of flood zone designation, are subject to flooding, and that most residents live in or near a Special Flood Hazard Area. Check your address on Broward County's flood map or ask Engineering for a letter.
- Canals decide the water. Water moves through SFWMD's C-12, C-42 and North New River canals and the Old Plantation Water Control District's system, so a heavy week of rain upstream shows up in your back canal.
- Class 7, 15%. The discount applies to NFIP policies in Special Flood Hazard Areas. The discount reduces a premium; elevation and building type still set it. Broward's updated FEMA flood maps took effect on July 31, 2024 (Broward County, archived January 2026).
- Limits and timing. NFIP coverage goes up to $250,000 for a home's structure and $100,000 for contents and usually starts after a 30-day wait (FloodSmart). In the April 2023 flood, water stood as much as three feet deep inside homes in the hardest-hit parts of Fort Lauderdale. Private flood policies can offer higher limits, and we compare both. Wind and the hurricane deductible
Irma's gusts across Broward were mostly 80 to 100 mph, and Wilma's eye covered most of the county in 2005, with structural damage heaviest in Broward and Palm Beach counties (NWS Miami). The hurricane deductible is a percentage of the dwelling limit, chosen from the options your insurer must offer ($500, 2%, 5% or 10%, with conditions that depend on the dwelling limit), under s. 627.701, Fla. Stat. Illustration: on a $475,000 dwelling limit, 2% is $9,500 and 5% is $23,750. A higher percentage lowers the premium and raises what you pay after a storm, so we show you both numbers.
Auto and small business
- Auto: Florida requires $10,000 of Personal Injury Protection and $10,000 of Property Damage Liability (Florida DHSMV). We compare several auto insurers and go through the coverages above that minimum. Auto insurance
- Small business: general liability, property, workers' compensation and commercial auto for shops, offices and contractors. Business insurance

Plantation insurance questions
My Plantation house is from 1965. Will anyone insure it?
Many companies will, but they will ask about the roof, electrical panel, plumbing and air conditioning. The roof permit, the contractor's invoice and a recent 4-point inspection are the papers that answer those questions.
The City says all properties can flood. Is flood insurance worth it outside a flood zone?
Homeowners policies exclude flood, and the City says every property is subject to flooding. Ask us for a quote on your address and compare it with what an uninsured repair could cost.
I replaced my windows without a permit. Does it matter?
It can. The City requires permits for windows and doors, and an unpermitted job leaves no record for an inspector or an insurer. Ask the Building Safety Division before you apply for coverage.
Which drainage district am I in?
Plantation's permit checklist names the Old Plantation Water Control District, the Plantation Acres Improvement District and the South Florida Water Management District. Engineering (954-797-2282) can tell you which one covers your lot.
I rent a unit in Plantation. What does renters insurance cover?
Your belongings and your liability, including if someone is hurt in your home. It does not cover the building, which is the owner's or association's policy.
