What insurers ask about a Miramar home
Miramar is a large city, and homes inside it were built and updated at different times. Insurers care about the home, not the neighborhood name, so these are the questions that come up first:
- How old is the roof, and is there a permit? Under s. 627.7011(5), an insurer may not refuse to write or renew a homeowner's policy solely because of the age of a roof that is under 15 years old. For older roofs, an inspection showing five or more years of life left protects you from an age-only refusal (Fla. Stat.). A permit with the replacement date is the usual way to show a roof's age.
- Have the electrical panel, wiring and plumbing been updated? Insurers often request a 4-point inspection of the roof, electrical, plumbing and air conditioning on older homes. Each company sets its own age rule, and original systems or documented updates can change which companies will quote.
- What protects the openings? Impact windows and doors or approved shutters, and the way the roof is tied to the walls, can earn wind-mitigation credits. Ask for the state inspection form and keep it: a completed form is valid for up to five years if the home has not materially changed (Florida OIR).
- Is there an HOA? Many Miramar homes sit in associations. What the association's policy covers decides whether you need a standard homeowners policy (HO-3) or a condo-style policy (HO-6), and how much loss assessment coverage makes sense. Send us the association's insurance summary and we will read it with you.
Check which city your property is in
Mailing addresses and ZIP codes do not always follow city limits, and the city your property sits in decides several insurance details:
- the flood discount (10% in Miramar, 25% in Pembroke Pines)
- the permit office that holds your roof records
- the office to ask about your flood zone and elevation certificate
We confirm this from your property records when we quote.
Flood insurance in Miramar
- New maps, new answers. Broward's FEMA maps changed on July 31, 2024. CBS Miami reported before the change that tens of thousands of homeowners in West Broward, including Miramar, were being placed in flood zones (CBS Miami, February 29, 2024). If a lender now requires flood coverage, or you dropped it years ago, look up your address on the City's Forerunner site or the Broward County map viewer, or ask us.
- A smaller city discount than next door. Class 8 means 10% off NFIP premiums, so we always price a private flood policy next to the NFIP for Miramar homes. FEMA notes that a policy can be left out of the discount when a structure does not meet local floodplain rules.
- Timing. A new NFIP policy usually starts after a 30-day wait (FloodSmart). Citizens requires flood coverage on its personal residential policies: already for homes in FEMA's special flood hazard areas and for higher-value homes, and for all other homes (condo unit-owner policies excepted) from January 1, 2027 (s. 627.351(6)(aa), Fla. Stat.).
Hurricane deductible and wind discounts
Your hurricane deductible is separate from your regular deductible. It is a percentage of the dwelling limit that applies to covered hurricane losses over a calendar year (s. 627.701, Fla. Stat.).
Illustration: 5% of a $300,000 dwelling limit is $15,000.
Florida law requires insurers' rate filings to include discounts or credits for features that reduce wind losses (s. 627.0629, Fla. Stat.), so a documented feature can lower the wind part of your premium. Ask each company what it credits.
Auto, landlord and business
- Drivers: Florida requires $10,000 of Personal Injury Protection and $10,000 of Property Damage Liability (Florida DHSMV). We compare several auto insurers and explain the limits above that minimum. Auto insurance
- Rental homes and townhomes: a landlord (dwelling fire) policy protects the building and lost rent. Check HOA rental rules first. Landlord insurance
- Businesses: we compare general liability, property and workers' compensation for Miramar offices, contractors and shops. Business insurance

Miramar insurance questions
Why is Miramar's flood discount smaller than Pembroke Pines'?
Each city earns its own class in FEMA's Community Rating System through its floodplain management. On FEMA's list effective October 1, 2026, Miramar is Class 8 (10%) and Pembroke Pines is Class 5 (25%). Private flood insurers do not use these classes, so we compare both.
My mailing address says Pembroke Pines, but I think I live in Miramar. Which counts?
The city your property actually sits in decides the permit office, the flood information and the NFIP discount. We confirm it from your property record when we quote.
My home is decades old. Can I still get insured?
Often, yes, especially when the roof, electrical and plumbing have been updated with permits. Expect a request for a 4-point inspection, and bring any permits or receipts for updates. A wind-mitigation report can help price the wind coverage.
Do I need flood insurance if I am in Zone X?
Most lenders do not require it in Zone X, but floods happen outside high-risk zones too, and policies there are often priced lower. Check your zone after the 2024 map change.
My HOA covers the roof. Do I still need a homeowners policy?
You need a policy that fits what the HOA does not cover: interior, belongings, liability and often loss assessment. Depending on the documents, that may be a condo-style (HO-6) policy instead of an HO-3. We will read the HOA summary with you.
