Home insurance in Hollywood: older homes, older systems

With a median year built of 1969, many Hollywood homes have systems that were installed decades ago. When we quote one, these are the questions that decide the options:

Condos in Hollywood: the building matters as much as the unit

About 3 in 10 Hollywood units are in buildings with 20 or more units, many of them condominiums. Your unit-owner (HO-6) policy covers the interior, belongings, liability and loss assessment, and the association's master policy covers what its documents assign to it. Two Florida rules make the association's finances part of your risk:

Repairs and reserves can reach owners as higher fees or special assessments. Send us the association's insurance certificate and we will check the deductible and your loss assessment limit. Condo insurance

Renting in Hollywood

Renters occupy 41% of Hollywood's homes (American Community Survey). A landlord's policy covers the building, not your belongings or your liability, which is what renters insurance is for. Owners who rent out a house, duplex or condo need a landlord policy rather than a homeowners policy (landlord insurance), and a unit rented by the night is a different policy type again (short-term rental insurance).

Flood insurance in Hollywood

Homeowners policies exclude flood. In Hollywood the map change and the weather both matter:

  1. The 2024 maps moved many properties. The City says about 11,000 properties joined the Special Flood Hazard Area, which means more structures face elevation rules and owners with federally backed mortgages must carry flood insurance. It also says 2,115 properties are no longer required to carry it but that flood insurance is still recommended. Look up your address in the City's Flood Risk Portal or on FEMA's Map Service Center (msc.fema.gov).
  2. Rain floods Hollywood, not only tides. The City describes many areas as prone to flooding from heavy rain and says some neighborhoods have had up to 18 inches of water in recent years (City of Hollywood). In 2023 the National Weather Service recorded 87.68 inches of rain at Hollywood North Perry Airport, its wettest year on record there (NWS Miami 2023 summary).
  3. The City's rating earns a discount. Class 6 on FEMA's list means 20% off NFIP premiums, and FEMA can leave a policy out of the discount when a structure does not meet local floodplain rules.
  4. Waterfront owners. Ask how your policy treats a seawall, dock or boat lift before you assume it is covered.

NFIP policies cover up to $250,000 for a home's structure and $100,000 for contents and usually start after a 30-day wait (FloodSmart). Private flood policies can offer higher limits, and we compare both. Flood insurance in Florida

Hurricanes, wind and deductibles

Hurricane deductibles are a percentage of the dwelling limit, chosen from the options your insurer must offer ($500, 2%, 5% or 10%, with conditions that depend on the dwelling limit) under s. 627.701, Fla. Stat. Illustration: on a $320,000 dwelling limit, 2% is $6,400 and 5% is $16,000. A higher percentage lowers the premium and raises your share of a storm loss, so we show you both numbers before you choose.

Hollywood insurance questions

Did the 2024 flood maps put my Hollywood home in a flood zone?

Maybe. The City says about 11,000 properties were added to the Special Flood Hazard Area and 2,115 were relieved of the insurance requirement. Check your address in the City's Flood Risk Portal or on FEMA's Map Service Center, or ask us to look with you. Even outside the high-risk zone, heavy rain can flood a street or a yard.

My condo association keeps raising assessments. What does my policy cover?

Loss assessment coverage on an HO-6 policy usually pays your share of an assessment, up to its limit, when a loss the policy covers causes it. It usually does not pay for routine repairs or reserve increases, and terms vary by company. Send us the association's insurance certificate and your policy, and we will check the limit and the deductible.

My house was built in the 1960s. What will an insurer ask for?

Usually the age and permit for the roof, a 4-point inspection (roof, electrical, plumbing and air conditioning) and any wind-mitigation upgrades. Each company sets its own rules, so we check several before we tell you where you stand.

Does the City's flood discount apply to my policy?

Hollywood is a Class 6 community on FEMA's list effective October 1, 2026, which means 20% off NFIP premiums. FEMA can leave a policy out of the discount when its structure does not meet local floodplain rules, and private flood policies are priced separately.

I rent my unit. Does the building's insurance cover my belongings?

No. The building's policy covers the building. Renters insurance covers your belongings and your liability, usually for a modest premium.
