Home, Flood & Umbrella Insurance in Weston, FL

Best One Insurance is an independent insurance agency based in Pembroke Pines. We help Weston homeowners compare home, flood and umbrella coverage from several insurance companies, by phone and online. About half of Weston's homes were built in the 1990s, so roofs and building systems are now old enough that insurers ask about their age and paperwork. Call (954) 944-3928 or get a free quote.

Home insurance in Weston: the questions a 1990s home raises

A home built in 1995, the median year, is about 31 years old. Unless its roof, air conditioning and plumbing have been replaced, insurers will ask how old they are and what condition they are in. These come up most often when we quote a Weston home:

Associations, townhomes and condos in Weston

Most Weston units are single-family homes, but 13% are attached townhomes and 19% are in buildings with five or more units (American Community Survey). Many sit inside homeowners' or condominium associations, and that decides who insures what:

Flood insurance in Weston

Standard homeowners policies exclude flood. In Weston there are four things to know:

  1. The 2024 maps may have changed your zone. The City says a property "may no longer be in a flood zone" after the update, and also points out that nearly 25% of National Flood Insurance Program claims come from outside high-risk zones, citing FloodSmart.gov. Look up your address on FEMA's Map Service Center (msc.fema.gov) or Broward County's flood map, or ask us.
  2. The discount has limits. Class 6 means up to 20% off NFIP premiums, but only for policies in Special Flood Hazard Areas. Preferred Risk Policies in zones B, C and X are not eligible.
  3. Lakes and canals are the drainage system. The City says heavy rain can cause localized flooding and that Weston's lakes and canals store runoff from roads and other hard surfaces. They are part of the water-management system, not recreation areas.
  4. Know what you are buying. NFIP coverage goes up to $250,000 for a home's structure and $100,000 for contents, usually after a 30-day wait (FloodSmart). Private flood policies can offer higher limits, and we compare both. Flood insurance in Florida

Hurricanes, wind and deductibles

Wilma's eye covered most of Broward County in 2005, and structural damage was heaviest in Broward and Palm Beach counties. A Weston home from the 1990s was built to the code of its day, which is why the permit date and roof details above matter.

Most Florida home policies carry a separate hurricane deductible: a percentage of the dwelling limit, chosen from the options your insurer must offer ($500, 2%, 5% or 10%, with conditions that depend on the dwelling limit), as set out in s. 627.701, Fla. Stat. Illustration: on a $600,000 dwelling limit, 2% is $12,000 and 5% is $30,000. A higher percentage lowers the premium and raises what you pay after a storm, so we show you both numbers.

Weston insurance questions

Was my Weston home moved out of a flood zone in 2024?

Possibly. The City says a property may no longer be in a flood zone since the 2024 update, but it still urges flood insurance because nearly a quarter of NFIP claims come from outside high-risk zones. Look up your address on FEMA's Map Service Center, or ask us to check it with you. A policy a lender requires and one you choose to buy are separate decisions.

My home was built in 1995. What does the wind-mitigation form need?

The inspector records which building code was in force when the home was permitted. For homes built in 1994 to 1996, that means a permit application dated after September 1, 1994. Look for the permit in your closing documents or ask the City, and we will tell you what the form needs.

Who is responsible when a street floods inside my Weston community?

The City says roads and drainage inside private communities belong to the association, not the City. If the water threatens a structure, call the City's Public Works Department at 954-385-2600 so staff can look at the cause. Tell your insurance company about the damage as well.

My roof is about 20 years old. Will a company still quote it?

Often. Florida law protects a roof from an age-only refusal when it is under 15 years old or when an inspection shows at least five years of useful life left. Condition, material and permit history still affect which companies quote and at what price.

Does an umbrella policy replace my home and auto liability?

No. It sits above them and responds after their liability limits are used up, and companies that offer umbrellas usually require minimum underlying limits. We can show you the options.
