Condo, Home & Flood Insurance in Sunrise, FL
Best One Insurance is an independent insurance agency based in Pembroke Pines. We help Sunrise condo owners, homeowners and renters compare coverage from several insurance companies, by phone and online. Sunrise is a city of older condominium buildings: 42% of its homes date from before 1980 and one in three is in a building with 20 or more units, so the association's policy, the building's age and your flood zone matter as much as the unit itself. Sunrise at a glance for insurance
| County | Broward (Sunrise is its own city, west of Fort Lauderdale) |
|---|---|
| Size | 98,846 residents in the Census Bureau's July 1, 2025 estimate (Census Bureau city estimates), on 16.2 square miles, with a median owner-occupied home value of $394,400 in the 2024 American Community Survey 1-year estimate (Census Reporter) |
| Age and type of housing | Median year built 1983; 42% of units were built before 1980 and only 14% in 2000 or later. 37% of units are detached houses, 12% are attached, and 34% are in buildings with 20 or more units. 69% of occupied homes are owner-occupied and 31% are rented (American Community Survey 2020-2024, via Census Reporter) |
| Building-code wind zone | High-Velocity Hurricane Zone, which the Florida Building Code defines as Broward and Miami-Dade counties (2023 Florida Building Code, Chapter 2). The City's Building Division enforces the code and inspects construction at each stage (City of Sunrise) |
| Flood insurance discount | Community Rating System Class 7: a 15% discount for policies in Special Flood Hazard Areas (City of Sunrise; FEMA CRS list, October 1, 2026) |
| Flood zones | The City says about 10% of its land is in a Special Flood Hazard Area and about 90% is in zones C or X, and that it is a low, flat city surrounded by canals and lakes where heavy rain from hurricanes and tropical storms brings the greatest potential for flooding (City of Sunrise) |
| Flood zone lookup | Broward County's flood map, FEMA's Map Service Center, or the City's Public Works Division at 954-572-2490 for a map determination letter. The Building Division (954-572-2354) keeps copies of elevation certificates (City of Sunrise) |
| Rebuilding rule | A substantial improvement, or repair of a structure damaged to 50% or more of its market value, must bring the building up to current code, including the base flood elevation (City of Sunrise) |
| Re-roof permits | Re-roofing does not go through Planning review; the application goes straight to the Building Division at (954) 572-2354 (City of Sunrise permitting) |
| Condo inspections | A condominium or cooperative building three or more habitable stories tall needs a milestone inspection by December 31 of the year it reaches 30 years of age, and every 10 years after that (s. 553.899, Fla. Stat.) |
| Storm history | In Hurricane Irma in 2017, a WeatherBug station in Sunrise recorded a 98 mph gust, though the National Weather Service says sustained winds in western Broward likely peaked at 55 to 65 mph (NWS Miami) |
Condos in Sunrise: read the building before the unit
Sunrise grew out of a golf-course village incorporated in 1961 and was annexed outward to more than 18 square miles (City of Sunrise history). A third of its homes were built in the 1970s alone, a third are in buildings of 20 or more units, and the median home is more than 40 years old. For a condo owner, the building drives the quote more than the unit does:
- The master policy comes first. The association insures the building as its documents describe. Your condo (HO-6) policy covers what is left to you: interior finishes, belongings, liability and loss-assessment. Send us the association's insurance summary and we will compare it against your policy. Condo insurance
- Age and milestone inspections. Under s. 553.899, a condo building three or more stories tall needs a milestone inspection at 30 years and every 10 years afterwards. A building from the 1970s has already been through, or is due for, that inspection. Insurers pay attention to the result, and so does your association's reserve fund. Ask for the report.
- Assessments. After a storm or a failed inspection, the association can assess every owner. The loss-assessment limit on your policy is finite, so compare it with what your building's repairs could cost.
- High floors are not immune. The City warns that even if your unit is on a high floor, a flood that severely damages the first floor of your building can make every other unit uninhabitable too, and that an elevation certificate helps an agent price a policy properly.
Houses and townhomes
Close to half the units in Sunrise are houses and townhomes. A few things come up often:
- The roof, counted from its last permitted replacement. Florida law says an insurer may not refuse to write or renew a homeowner's policy solely because of the age of a roof under 15 years old, and an inspection showing five or more years of useful life protects an older roof the same way (s. 627.7011(5), Fla. Stat.). Because Sunrise sends re-roof applications straight to the Building Division, the permit is the document to keep.
- The wind-mitigation form. The state's form (OIR-B1-1802, new version from April 1, 2026) records the roof shape, how the roof is attached, opening protection and the building code in force when the home was permitted. With a median year built of 1983, many Sunrise houses were permitted before the 1994 South Florida Building Code that the form asks about, so a replaced roof and new impact windows or shutters are what can be documented. Each company decides what a documented feature is worth (Florida OIR).
- Older systems. Insurers often ask for a 4-point inspection on homes of this age. That is each company's rule, not a state law.
Renting in Sunrise
Renters occupy about 31% of Sunrise's homes (American Community Survey). Renters insurance covers your belongings and your liability, while the owner's or association's policy covers the building. An owner who rents out a condo or house needs landlord insurance.
Flood insurance in Sunrise
Homeowners policies exclude flood, and Sunrise's own page explains the local picture:
- Drainage is layered. Roadside swales and catch basins feed city canals and lakes, which feed primary canals regulated by the South Florida Water Management District. When days of rain raise the water in that system, local flooding can follow, even though the City says it has not yet had a major flood.
- Ten percent of the land, but not ten percent of the risk. The City recommends flood insurance for every property, whatever the zone. Look up your address on Broward County's flood map, FEMA's Map Service Center (msc.fema.gov), or ask Public Works.
- The discount. Class 7 means 15% off NFIP policies in Special Flood Hazard Areas. Broward's updated FEMA maps took effect on July 31, 2024, so a zone you were told about years ago may have changed (Broward County, archived January 2026).
- Limits and timing. NFIP coverage goes up to $250,000 for a home's structure and $100,000 for contents and usually starts after a 30-day wait (FloodSmart). The flood that hit Fort Lauderdale on April 12, 2023 caused at least $28 million in damage and displaced entire neighborhoods for as much as a week (NWS Miami 2023 summary). Private flood policies can offer higher limits, and we compare both. Flood insurance in Florida
Wind and the hurricane deductible
Irma's strongest recorded gusts in Sunrise were well above the sustained winds, a reminder that gusts, not averages, damage older roofs and screen enclosures. The hurricane deductible is a percentage of the dwelling limit, chosen from the options your insurer must offer ($500, 2%, 5% or 10%, with conditions that depend on the dwelling limit), under s. 627.701, Fla. Stat. Illustration: on a $300,000 dwelling limit, 2% is $6,000 and 5% is $15,000. A higher percentage lowers the premium and raises what you pay after a storm, so we show you both numbers. For a condo, the association's policy carries its own hurricane deductible, which can reach you as an assessment.
Auto and small business
- Auto: Florida requires $10,000 of Personal Injury Protection and $10,000 of Property Damage Liability (Florida DHSMV). We compare several auto insurers and go through the coverages above that minimum. Auto insurance

Sunrise insurance questions
My condo building is over 30 years old. What is a milestone inspection and why does it matter to my policy?
It is the structural inspection that Florida requires of a condominium or cooperative building three or more stories tall at 30 years and every 10 years after. Its report affects what the association must repair and may assess, and insurers can ask about it. Request the latest report from your association and send it to us with your policy.
Only 10% of Sunrise is in a flood zone. Do I still need flood insurance?
The City recommends flood insurance for every property regardless of zone, and says about 90% of the city lies in zones C or X. Homeowners policies exclude flood, so ask us what coverage for a low-risk zone would look like before you decide.
I live on a high floor. Does flood affect me?
The City says it can. If a flood severely damages the first floor of a building, every other unit may become uninhabitable too. Ask your association what its policy covers, and ask us about loss-of-use coverage on yours.
My house was built in 1978. What will an insurer ask for?
Usually the age of the roof, electrical, plumbing and air conditioning, often through a 4-point inspection, plus a wind-mitigation form if you want credits. The roof permit and contractor invoice show when the roof was last replaced.
I rent a condo in Sunrise. Does the building's insurance cover my belongings?
No. The association insures the building, not your belongings or your liability. Renters insurance covers those and usually costs far less than an owner's policy.
